Every year, someone calls me wanting an ADU and I tell them it’ll take 8 months just to get through permitting. So I went to the city and got one pre-approved. The Domino exists so you can skip the line. Three configurations, one phone call.

No one has built this yet, but there’s consistent interest.

Why this exists

Here’s a number that will make you angry: 8 months. That’s how long it typically takes to get an ADU through Eugene’s permitting process. Eight months before you turn a single shovel of dirt. For a lot of families, that timeline kills the project. They need housing for a parent now, not in a year and a half. So I thought: what if the design was already approved?

The deal with the city

I worked with the City of Eugene to get the Domino pre-approved. That means if your lot qualifies (most do), you skip the full design review. The plans are done. The engineering is done. The city has already said yes. You still need a building permit, but the design phase — which is where most of the delay lives — is gone. What used to take 8 months now takes 8 weeks.

Three configurations

The Standard is a one-bedroom with a full kitchen, living area, and covered entry — everything you need for independent living. The Poolhouse opens up: think wet bar, changing room, and a big sliding door to the backyard. The Small is for tighter lots or tighter budgets — studio layout, still feels complete. All three meet current code, ADA recommendations, and Eugene’s lot coverage requirements.

What you still get

Pre-approved doesn’t mean generic. We choose materials together. The door location, window sizes, and exterior finishes are all adjustable within the approved envelope. You get a real architect involved — not a plan downloaded from the internet. The design is proven. The execution is personal.
